The Plot Buying Series, Episode 1: Why Are Plots So Hard to Find?

If you’ve ever tried searching for a plot to build your own home, you’ll know it can feel like a full-time job, and an emotional rollercoaster. One minute you’re dreaming of the perfect piece of land, the next you realise just how few of these perfect pieces exist.
In this first episode of our weekly plot buying series, we’re digging into why building plots are so notoriously difficult to track down. Understanding the landscape is the first step toward navigating it with confidence.

Here are some of the biggest hurdles aspiring self-builders face:
1. Demand is sky-high, and supply is tiny
The UK’s passion for self-building is immense. Millions of people are exploring the idea, and tens of thousands hope to buy land each year. And yet, only a small fraction of the plots needed actually make it through the system and into construction.
In simple terms: far more people want plots than there are plots available. Competition is fierce, and good sites disappear fast.
2. Most of the UK is off-limits for development
It may look like we have endless countryside, but less than 10% of the UK is developed, and strict planning policy protects much of the rest.
For self-builders, this means you’re often limited to land within or near existing settlements. Large greenfield opportunities are rare, highly controlled, or simply not allowed.
3. Very little land reaches the market
Even when land could be suitable, it doesn’t always surface as an opportunity. Owners may avoid selling because of planning complexities, cost, or risk. Meanwhile, unsuccessful applications, ecological constraints, and flood-risk issues reduce the number of viable plots even further.
The result? Many potentially suitable sites never become available at all.
4. The “perfect plot” is mostly a myth
Many self-builders begin with a wishlist:
– a big garden
– a stunning view
– a quiet lane
– space for a specific architectural style
The reality is that nearly all plots require compromise. Idealised sites are rare and often attract premium prices.
5. Budgets and reality don’t always match
Land with planning permission is frequently over-valued. This means buyers are often working with budgets that don’t stretch as far as hoped. Without a realistic understanding of costs, including what it takes to unlock planning, many people find themselves priced out quickly.
6. Compromise is essential, but many struggle with it
Finding the right plot is rarely about discovering perfection; it’s about identifying what matters most and what you can adapt to.
When people don’t yet know what’s driving their desire to self-build, lifestyle, design freedom, cost, sustainability, it becomes harder to recognise when a “good enough” plot is actually the right one.
7. Slow decision-making = missed opportunities
It’s natural to hesitate when making a major financial decision. But in the land market, delays can be costly. Sellers, especially those accustomed to dealing with builders or developers, often choose buyers who act quickly and confidently.
Indecision frequently results in losing out.
8. Everyone is looking in the same places
Most people begin with the obvious plot-finding websites. These tools are useful, but they’re also crowded. By the time a plot appears on a popular search engine, dozens (or hundreds) of people may already have seen it.
To improve your odds, you’ll eventually need to explore less traditional routes. (We’ll show you how later in the series.)
Bonus Challenge: Your council may not be helping!
Local Authorities in England are required to track local demand for self-build plots and help ensure enough opportunities come forward.
In reality, support varies dramatically. Some councils are proactive; others keep restrictive registers, impose high fees, or make little progress on enabling self-build permissions at all.
Where the system works poorly, finding land becomes even harder and often more expensive.
